Estate clear-outs
Estate sales, donation runs, and hauling away everything nobody wants, coordinated end to end.
Owner and qualifying broker of 360 Ventures Real Estate. Navy veteran, former Sandia National Laboratories staff, MBA, and an Albuquerque native who has renovated over a hundred and twenty houses in the market he sells in.
David Stafford, owner and qualifying broker, with Melissa Salazar, REALTOR and listing coordinator, 360 Ventures Real Estate.
David grew up in Albuquerque. He served six years in the United States Navy, spent seven years on staff at Sandia National Laboratories, and earned an MBA from the Robert O. Anderson School of Management at the University of New Mexico. Then he opened his own brokerage and has run it for over sixteen years.
At Sandia he wrote and negotiated multi-million dollar contracts on behalf of the US Department of Energy. That is where the negotiation and risk management came from, and it is not a soft skill in a real estate transaction. It is the difference between an inspection response that costs you eleven thousand dollars and one that costs you three.
He is a real estate investor as well as a broker. He holds rental property in Albuquerque and buys, renovates and resells eight to twelve houses a year with his own money. He has completed over a hundred of them in New Mexico. Every opinion he gives you about a repair, a contractor bid, or what a buyer will subtract for a dated bathroom comes from a check he signed himself.
David runs a deliberately small and efficient operation, which is how the commissions stay negotiable and how the response times stay short. Yelp lists his response rate at 100 percent with a typical reply inside two hours.
There are no long term lock-in agreements. If it is not working you are free to leave, and he would rather earn the relationship than trap it. He also invites questions from people who are not clients and have no intention of becoming one. Treat him as a free local resource and he will answer.

This is the part most brokers cannot do. David's operation covers everything between the decision to sell and the check at closing.
Estate sales, donation runs, and hauling away everything nobody wants, coordinated end to end.
Prioritized repair lists with real contractor pricing, and the contractors to do them.
Final clean and staging handled so the listing photos are worth what they cost.
When speed matters more than price, he can make a direct cash offer on your property.
Bring him the situation, however messy. He will tell you what it is worth doing and what it is not.
