It sits in the far Northeast Heights, mostly built from the 1980s through the early 2000s. The two main sections, Tanoan East and Tanoan West, have different associations, different gates, and different price profiles, so treat them separately. Two things to be clear on before you write an offer: club membership is a separate matter from home ownership and does not automatically come with the house, and the association dues here are meaningful and should be confirmed in writing.
East and West are not the same neighborhood

It fits buyers relocating into Albuquerque from larger metros who want an immediately legible neighborhood: gated, maintained, established, no ambiguity about the block.
It does not fit buyers who want a large workshop, RV parking, or the freedom to modify their exterior at will. It does not fit anyone allergic to association governance. And it does not fit buyers looking for value per square foot, because you are paying for the gates, the grounds, and the setting on top of the house.

Golf course frontage is the biggest single variable. A home backing the course with an open view carries a premium over an interior lot in the same subdivision with the same square footage.
